…your regular update to keep our members and guests informed about beautiful Club Cascadas de Baja.
As previously announced to members, as of March 1st, Club Cascadas now owns the restaurant! The Club formed a subsidiary for-profit corporation to operate the restaurant,pool bars, mini market, spa, activities desk, and Club House Too. These revenue centers were previously ran by a concessionaire. By bringing the management of these revenue centers under the Club, we can better control daily operations and all profits go towards your Club! This is just one more aspect of the efforts from the Board of Directors on continuous improvements and how to best satisfy needs from members and guests and ensure a sustainable future for Club. The transition occurred seamlessly, over 95% of the staff was retained and the results for the first month of operations prove things are going great.
2019 Annual Member’s Meeting
All members are invited to attend the annual meeting held in June. The meeting will be held on Saturday, June 15th at the Wyndham Irvine/Orange County Airport Hotel at 17941 Von Karman Avenue, Irvine, CA 92614. Be on the lookout for your formal notice and member ballot in the mail. We encourage members to come meet your Board of Directors and staff members from onsite management, Trading Places and your Association’s sales department. Club Cascadas has some really impressive numbers! These are facts worth sharing:
*Only 2.3% of members were delinquent in paying their 2019 dues as of the end of February compared to 3.8% last year. In 2018, there were only 0.7% cancelled memberships due to non-payment of dues. The industry average for bad debt is closer to 10%!
*Club Cascadas is currently ranked 21 out of 81 for resorts in Cabo San Lucas on TripAdvisor; in July of 2017, Club was ranked 34 out of 70. Thank you for the amazing reviews!
*Interval International awarded Club Cascadas the Select Resort plaque for exchange guests reviews in 2017 and 2018. In 2018, we had an overall average rating of 93 out of 100.
*Club has one of the highest average occupancy rates in Cabo! In 2018, Club had an average occupancy of 91.3%. As of the end of March 2019, we are averaging 93.5% occupancy.
*Onsite management scores from comments cards for the last three quarters have ranged from 93-99% rated at Excellent or Above Average.
*Club only had a 2.6% staff turnover rate for 2018!
Every Vote Counts!
We encourage all members to turn in their proxy/ballot by the June 13, 2019 deadline. We need a majority of the eligible membership (50% plus 1) to approve the Third Amended and Restated Bylaws. If you don’t remember receiving your ballot you can contact Casey Clayson at Trading Places Management at 800-365-7601 ext. 1697652 for a new ballot. Thank you for your support!
Don’t forget to fill out your Guest Comment Card at the end of your stay. Every card is reviewed by management and your Board of Directors receives a quarterly report to make sure we are constantly improving the quality of your vacation experience.
Here is a recent comment from a first-time guest: “Everything you have here is brilliant! Perhaps my best resort vacation ever! Thank you so much we love your warm service.”
And here’s one from fellow members Paul and Nancy Christie: “We love all of the units we own and we use them every year! Our family has grown, and you have always helped us when we have needed extra accommodations. We really appreciate that, as do our friends and family as well. Perla 4 Price Increase
Beginning December 1, 2019, there will be an increase in the rental and purchase price of Perla 4 due to the improvements being made to the villa. There are only 6 weeks in Perla 4 available for purchase! Know Your COO
Many of you have not met the Club Cascadas COO, Mauricio Quezada. Mauricio was born and educated in Mexico City where he earned his degree in Business Administration. He first got involved with Club as the Director of Resort Operations in Mexico for Trading Places in 2015, and then in 2017, he became our full time Chief Operating Officer. His office is located behind the front desk. Mauricio continuously coordinates efforts to help keep the peace and quiet at the arroyo (while the future of this area still remains uncertain), he led the effort to secure the Blue Flag beach designation for Club
Cascadas and worked on the much needed redesign of the website. He also handles our insurance, actively participates in the budgeting process, constantly coordinates with Trading Places and reports to the Board of Directors. His vast work experience includes involvement with over 35 timeshare associations in the US, Canada, Mexico, South America and the Caribbean. According to Jessica Kim, the Giddings family longtime CFO “Club needed someone in Mexico that understood resort operations, member service, finances and could work with the Mexican authorities to guide Club into the future. Mauricio was, and is, the perfect fit.” Please stop by and introduce yourself if you are able to attend the annual meeting, or next time you are on site. Like all of us at Club Cascadas, Mauricio works for you and is proud to do so!
Onsite Renovation Reminder 2019
As reported earlier, buildings 4 and 26 are being renovated this year along with the restaurant kitchen. During weeks 22- 36, the main kitchen will be closed. We will be offering a fun poolside buffet in the morning and for lunch. In the evening, dining will take place on the beach with a smaller menu. Club House Too, in the Las Palmas building, will be offering many items from the regular menu plus sandwiches, snacks, paninis, smoothies and drinks. The fun times will keep on rolling with all day full bar service on the beach, by the pools and in Club House Too!
